Ask for the title deed

Find out the quality of materials that will be used for your tiles and fittings to get an idea about the quality.

Enquire about the builder’s past projects

Find out for how long the builder has been in the business. Ask him about the previous properties in Bangalore that he has constructed.

This will give you an idea about the delivery timelines, quality, maintenance, adherence to norms etc. If there has been a delay in the delivery, ascertain the reason behind the delay.

How is the price of the location going to appreciate in the future?

Ask for a copy of the building plan

Though the Real Estate Act has made it mandatory for all commercial and residential real estate projects containing land over 500sqm to register with the RERA, you will still find some unscrupulous builders refusing to do so. By choosing a RERA approved project in Bangalore or anywhere, you can be assured of timely delivery and enhanced transparency between you and the developer.

Copies of legal documents

Ask for a copy of an occupancy certificate, encumbrance certificate, Khata certificate and NOC’s that must be procured from various departments like Pollution Board, Environment Department, Sewage Board, Traffic Department, etc. The encumbrance certificate would ensure that the property is free from all encumbrances and loans while the O.C would assure that the construction of the building has been done as per the sanctioned plan and is ready to be occupied.
